Analyzes and employs appropriate appraisal methods to ensure compliance with law, regulations policies and procedures.

Complete valuations to include site specific appraisals, project appraisals and real estate planning reports to ensure project support.

Resolve conflicts or disparities between values or the methods for determining value in order to recommend remedial action for sound valuation and uniformity of appraisal.

Gather and analyze market data to include comparable sales and leases, social, economic and physiographic data for determination of their influence on real property values.

Manage appraisal functions to ensure all valuation reports comply with the Uniform Appraisal Standards for Federal Land Acquisitions and the Uniform Standards of Professional Appraisal Practices.

Apply the Sales Comparison Approach, Cost Approach, or Income (Capitalization) appraisal approaches to ensure the most appropriate and effective valuation of Real Property.

Perform full field evaluations and inspections for various property rights to include fee, easement, etc. of properties that vary in size from a portion of one acre to thousands of acres, and from individual lots to hundreds of lots to ensure legal and regulatory compliance.

Review completed appraisals, including all supporting documents (i.e. maps, sketches, legal descriptions, wording of estates, zoning excerpting, etc.) for completeness, accuracy, and compliance with law, policies and procedures.
11.
Evaluate real estate situations such as contractual law, eminent domain, trespass, probate, trusts, leasehold interests, subdivision, local zoning ordinances, etc. to determine defensibility on sensitive condemnation cases or other realty actions.
12.
Prepare comprehensive appraisal position reports, interrogatory questions and responses, and other appraisal materials to assist legal office with court actions.
13.
Elicit precise data to include selling prices, mortgage terms, cash equivalency, interest rates, motivation of buyer and sellers, as well as permission to inspect private property in order to make valuation determinations.
14.
Analyze the potential complexity of larger parcel identification for partial acquisition.
15.
Communicate with contractors over work effort, proposed fees and delivery date to ensure real estate appraisal transaction terms are met.
16.
Prepare narrative appraisal reports to accomplish Real Estate Program objectives and communicate findings orally and in writing.
17.
Prepare appraisal review statements to ensure compliance with the Uniform Standards of Professional Appraisal Practice.
